I would like to sell the main house and live in the coach house. Can I form an association between myself and the potential new owner without subdividing the property? It may be impossible to subdivide. thanks

I cannot sell my town home because my HOA could not get the property re-certified what should I do?
I am in the process of buying a new home and would like to get out of the town home I’m currently buying but the property is not selling. HOA has no money to keep the property up but I’m paying them monthly HOA dues. I do not want to rent it out, the property in going down, drugs and up keeps, need to get out of the mortgage. I live in a Mobile Home Park in Greenville Ohio, why do I have to pay property taxes on the land I rent?
I lost my trailer to the park management for not paying property taxes to the State of Ohio. Why do I have to pay property taxes on the land I rent from the park for my trailer to sit on. I am still having to make payments on the loan for the trailer but the park management is demanding my keys for the trailer.
