Talk to a local agent about selling it to a local person. An outside person would need to be brain dead to buy anywhere close to Detroit.
Did you list with a realtor who specializes in investment properties? What kind of “investment property” is it? Income residential (e.g. apartment building), retail, office or what? Talk to a pro who specializes in your type of property in your neighborhood/area of Detroit. You need an expert RE agent.
If “family issues” are tying things up, you also need an attorney who specializes in real estate.
Do NOT try to do this yourself or you are a sitting duck with a “shoot me” sign in search of duck hunters with loaded rifles. I.e. do it yourself and you’re dead.
