Is there a way for a property (that was inherited) to be used as a rent to own in the state of PA?

A daughter inherited her father’s estate when he passed which included a house. She wants to do a rent to own but her lawyer advised against it b/c the property is still in her deceased father’s name. So is there another around this w/out have to get a mortgage. Any good and positive info would be greatly appreciated.. Thank You in advanced.

    First fire the lawyer, the executor of the estate should have the deceased persons name removed from the deed. if there is a mortgage then that must be paid. Attempting to sell a home that she does not legally own is a crime
