does my landlord have a right to work out of one of the garages on the property we rent?

when he shows up he brings several men with him the feeling is very uneasy . we thought he had to give Notice of some kind ? they have been putting motor-cycle parts in the garage …..He just got out of prision aprox 6 months ago.

    If you’re renting the property then no… but you do have a lease right? The lease should make it clear what you’re paying for- Otherwise he could easily say that garage is not part of the rent you pay and not yours.

    Yes, he has that right.

    He only has to give notice to enter the house.

    No notice is required for garages, outer buildings or the yards.

    I’m sorry, I don’t quite understand your question. Are you saying that you rent a property that has two garages and that you using one, and the landlord is using the other to build motorcycles and store parts of his “business”? Or is he using your garage? Check your lease, or look for another place to live, if you feel that the traffic (him and his friends) are such as to put you in jeopardy.

    If he is working in a garage that you are renting, that garage is considered part of your premises and the landlord may not use it. If you are not exclusively renting that garage, the landlord can do whatever he likes with it.

    Are you sure that the garage is part of your rental property? Double check the lease if you are not.
    If it is part of your rental property, then he should not be using it. If you feel very strongly about it, then I would recommend speaking with him directly. If he continues to use the garage, write him a letter and keep a copy. If he’s stubborn, you may need to go to court or your local housing authority.
    That being said, I would probably just let it go.
